In our neighborhoods, you’ll discover distinctive features like special amenities, parks, artistic installations, scenic vistas, and hidden treasures just waiting for you to explore. Every resident of Thousand Oaks enjoys the privilege of accessing our resort-style amenities spread across the community. These amenities include four pools, a fully-equipped gym, the Moose Club, the Fireside Courts Clubroom with two tennis courts, a sand volleyball court, two dog parks, and an extensive network of trails for endless adventures! Moreover, residents of the Stag’s Leap neighborhood have exclusive access to another pool, while those in The Charles neighborhood enjoy the privilege of two additional pools and an extra gym.
Lease durations are flexible and depend on your move-in date as well as any current specials we may have. Typically, our lease terms span from 5 to 15 months.
Thousand Oaks at Austin Ranch is a pet friendly community, and we welcome your 4-legged family members! We accept dogs and cats only. You are limited to 2 total pets per apartment, a $400 non-refundable fee, pet rent, and certain pet rules apply:
-Monthly pet rent is $25 per pet (2 pet maximum). Your pet rent gives you access to Bacon’s Dog Park at The Shacks and George’s Dog Park.
-We do not have any weight restrictions on pets, but certain breed restrictions do apply
Great News! For a fully approved application, no deposit is required. However, a conditionally approved application may necessitate a security deposit of up to one month’s rent.
Residents receive complimentary memberships to both of our on-site fitness centers located within Dry Creek Lodge. Additionally, if you reside in The Charles or Stags Leap neighborhoods, you’ll enjoy exclusive access to a private workout facility within The Charles community.
Open parking is available throughout the community! However we do offer detached and attached garages, tuck-under parking, as well as reserved parking garage spaces for an additional monthly fee. Should you wish to reserve parking at any time during your lease, kindly reach out to the leasing office, and we’ll assist you in securing the most suitable spot for your needs! Additional reserved parking is $35/ month. EV parking is $100/month.
Austin Ranch stands as a meticulously designed community sprawling across 1,900 acres of picturesque land evocative of the Texas hill country. Presently, our Thousand Oaks community boasts over 2,200 apartment homes, complemented by corporate campuses on the north side, retail establishments in Austin Square, The Shacks, and The Boat House, along with single-family homes nestled in Austin Waters. With a vision for the future, we plan to continue construction for the next decade, aiming to expand our residential offerings to encompass 5,000 apartment homes within Austin Ranch, inclusive of The Boat House and The Hudson.
All neighborhoods within Austin Ranch are located in the highly sought after Lewisville Independent School District.

Thousand Oaks is proud to be a smoke-free community. This means that all our common areas (indoors and outdoors) as well as ALL apartment and townhome interiors and select patios, terraces and yards are non-smoking, creating a healthy and clean community for our current and future residents.
We aim to respect our neighbors, which is why we observe Quiet Hours from 10pm to 8am.
