LEASING INFO + FAQS

Many people have questions about our leasing process. To make things easy for everyone, we've compiled a list of our most frequently asked questions. We want to make this process as simple as possible, but we do require rental/mortgage history, credit screening and criminal history.Click here to download our full list of rental requirements & guidelines.

Our neighborhoods include unique amenities, parks, art and sculpture, views and hidden gems to call your own. All residents of Thousand Oaks have access to the community-wide resort-style amenities, including 4 pools, a gym, the Moose Club, Fireside Courts Clubroom (w/two tennis courts), a sand volleyball court, two dog parks, and endless trails! Residents of the Stag's Leap neighborhood have access to an additional pool, and residents of The Charles neighborhood have access to two additional pools and an additional gym.

Lease terms vary, depending on the time of your move-in date, and according to the specials we offer from time to time. Usually our lease terms range from 2 to 15 months.

Thousand Oaks at Austin Ranch is a pet friendly community, and we welcome your 4-legged family members! We accept dogs and cats only. You are limited to 2 total pets per apartment, and a pet deposit, non-refundable fee, pet rent and certain pet rules apply:
-Pet fees include a $250 refundable deposit and a $400 non-refundable fee per pet
-Monthly pet rent is $20 per pet (2 pet maximum). Your pet rent gives you access to Bacon's Dog Park at The Shacks and George's Dog Park.
-We do not have any weight restrictions on pets, but certain breed restrictions do apply.

Good news for those who have respectable credit - we don't charge a deposit with approved credit. A $200 administrative fee is charged per home as well as an $80 per person application fee for every applicant over 18. Call the leasing office for additional details.

Memberships to both of our on-site fitness facilities within Dry Creek Lodge are free for residents. If you are a resident of The Charles or Sumner Square neighborhoods, you will also have access to a private workout facility in The Charles.

We offer all types of events, ranging from football watching parties, to holiday parties, meet your neighbor nights, happy hours, brunches, outdoor concerts and dog-friendly events. Follow us on Facebook and Instagram for the latest schedules and updates on our neighborhood events!

We offer detached and attached garages, tuck-under parking, and parking garage spaces, for an additional charge. We also have open parking located all over the community. If you would like to reserve parking at any point during your lease, please contact the leasing office and we will help you find the most convenient location for you!

Austin Ranch is a master-planned community built on 1,900 acres of beautiful land reminiscent of the Texas hill country. Currently, we have more than 2,200 apartment homes in Thousand Oaks, corporate campuses on the north side, retail shops in Austin Square, The Shacks and at The Boat House, and single family homes in Austin Waters. We will be building for the next ten years, in the hope of reaching 5,000 apartment homes within Austin Ranch, that also include The Boat House and The Hudson.

All neighborhoods within Austin Ranch are located in the highly sought after Lewisville Independent School District.
